Service Area
Houston, TX
Black Diamond serves the greater Houston market — but we won't pretend to be equally expert in every corner of it. Our real strength is south and southeast of downtown: Clear Lake, Galveston Bay, and the communities in between. This page exists to help you find the right starting point, not to sell you on all of Houston at once.
Where We Actually Work
Houston is too big for one team to know all of it.
Plenty of agents claim to cover the entire Houston metro. We'd rather tell you the truth: our team lives and works in the corridor south and southeast of downtown, around Clear Lake and Galveston Bay. If you're looking there, we know it firsthand — the water, the communities, the commute patterns, the market. If you're looking somewhere else in Houston, we'll tell you that honestly too.
South & Southeast Houston
The corridor between downtown and the Bay
South and southeast Houston is where the city transitions into the Clear Lake and Galveston Bay area — home to Johnson Space Center, a mix of established and newer suburban communities, and the most direct routes toward both the water and Galveston Island. It's the region we know best, and where most of our clients end up.

Common Starting Points
Questions we hear a lot
Where should I live near NASA?
Clear Lake and its surrounding communities are the most common answer — see our Clear Lake guide.
Where can I actually live on the water?
Waterfront living near Houston is concentrated in specific places, not spread evenly — our Waterfront Living guide covers where.
What if I want acreage or more suburban space?
Friendswood and League City tend to offer more of that than the waterfront towns — worth comparing directly.
What about a coastal second home or investment property?
Galveston Island is where that conversation usually starts — see our Galveston guide.

Common Questions
Houston FAQ
Does Black Diamond work throughout all of Houston?
We serve greater Houston, but we're upfront that our deepest local expertise is concentrated south and southeast of downtown — Clear Lake, Galveston Bay, and the communities around them. For those areas, we know the streets, the water, and the market firsthand.
What's the relationship between Houston, Clear Lake, and the Bay Area?
Clear Lake and the Galveston Bay communities sit southeast of downtown Houston, within the greater Houston metro but with a distinct, water-oriented identity of their own. Many of our clients are relocating from elsewhere in Houston, or from out of state, specifically for that lifestyle.
Where should I live if I work near NASA or Johnson Space Center?
Clear Lake and its surrounding communities — Seabrook, Nassau Bay, El Lago, Taylor Lake Village, and nearby League City — are the most common choices for JSC-area employment. Our Clear Lake guide covers this in more depth.
Where can I find waterfront living near Houston?
Waterfront living near Houston is concentrated in specific communities rather than spread across the metro — primarily Seabrook, Kemah, and parts of Clear Lake, plus Galveston Island for coastal and second-home property. See our Waterfront Living guide for details.
