Black Diamond Real Estate Group ("Black Diamond," "we," "us," or "our") respects your privacy. This policy explains what information this website collects, how it's used, and who it's shared with. It describes how the site actually works today — not a future or planned version of it.

Information We Collect

We collect information you choose to give us when you submit a form on this site — for example, the Contact form, the Home Value request, or the Search Homes inquiry. Depending on the form, this may include your name, email address, phone number, property address, and any message or details you enter about what you're looking for or selling.

When you submit a form, we also automatically capture a small amount of technical context along with it: the page you submitted from, the date and time, and — if present in the link you arrived from — basic referral information such as the referring site or a campaign tag from an ad or email link. This is captured only at the moment you submit a form. We do not use cookies or ongoing tracking to build a browsing history of your visit.

We do not operate visitor accounts, and we do not embed live IDX/MLS listing data directly on this site. Property search is handled through outbound links to HAR's (Houston Association of REALTORS®) own hosted search tool — see "Third-Party Sites and Services" below.

How We Use Information

We use the information you submit to respond to your inquiry, provide the property or market information you requested, and follow up about buying, selling, or moving services. We do not use it for automated profiling or to make decisions about you without human involvement.

Cookies & Tracking

This website does not use cookies for advertising or analytics, and we do not run any analytics or tracking software (no Google Analytics, Meta Pixel, or similar tools are installed on this site). We do not build advertising profiles from your visit.

Third-Party Sites and Services

A few outside services are involved in running this site and are worth knowing about specifically:

Netlify. This site is hosted on Netlify, and form submissions (Contact, Home Value, Search Homes) are delivered and stored through Netlify's Forms service so that our team can receive and respond to your inquiry. Netlify processes this information on our behalf as our hosting and forms provider.

Google Fonts. This site loads its typefaces from Google's font servers. As with any request to an outside server, Google may receive standard technical information (such as your IP address) as part of delivering those fonts. We do not use this for tracking or advertising, and it happens automatically as part of normal page loading.

HAR (Houston Association of REALTORS®). When you click a "Search Homes" or similar link, you leave this site and go to HAR's own MLS-licensed search tool, which operates under its own privacy policy — we encourage you to review it there. We do not receive or see your activity on HAR's site.

Other outbound links. This site also links out to Facebook, the Texas Real Estate Commission (TREC), and Equal Housing Opportunity information pages. These are plain links you may choose to click — we do not embed content from these sites, and once you leave blackdiamondrealestatetx.com, that site's own privacy policy applies.

Sharing of Information

We do not sell your information, and we do not share it with third parties for their own marketing purposes. We share it only with the service providers named above as needed to operate this site and respond to you (currently, Netlify for hosting and form delivery), or if required to comply with the law.

How Long We Keep Information

We keep form submissions for as long as reasonably needed to respond to your inquiry and for our ordinary business recordkeeping. If you'd like us to delete information you've submitted, contact us using the information below and we'll honor that request unless we have a legitimate business or legal reason to retain it.

Security

This site is served over HTTPS, and form submissions are transmitted and stored through Netlify's platform rather than a custom database we manage ourselves. No method of transmission or storage is perfectly secure, but we take reasonable, industry-standard steps to protect the information you share with us.

Children's Privacy

This site is intended for adults seeking real estate services and is not directed to children. We do not knowingly collect information from children under 13.

Your Choices

To ask what information we have from you, to request it be deleted, or to opt out of further communication, contact us at laci@blackdiamondreg.com and we'll take care of it directly.

Changes to This Policy

If this policy changes — for example, if we add a new tool or service that touches visitor information — we'll update this page and the "Last Updated" date above.
