Land size is only one piece. Buyers and sellers also need to think about access, fencing, barns, utilities, drainage, restrictions, outbuildings and how the property is actually used.

Land & Access

Road access, gates, easements, driveways, drainage and usable acreage can affect both value and day-to-day function.

Barns & Improvements

Stalls, barns, arenas, sheds, fencing, cross-fencing and utility service should be evaluated as part of the property.

Restrictions & Use

Verify deed restrictions, zoning where applicable, livestock rules, business-use limitations and other property-specific restrictions.

How much of the acreage is actually usable?

Total acreage does not automatically equal usable acreage. Drainage, floodplain, easements, access and improvements can change how the land functions.

Are utilities already in place?

Water source, septic, electric service and any additional utility needs should be understood before closing.

Will the property work for horses or livestock?

Look at fencing, pasture condition, shelter, water access, trailer access, restrictions and whether the setup fits the animals and routine you actually have.
