Probate & Estate Real Estate
Navigating a probate or estate property?
Selling a property that's part of an estate or probate process comes with real-estate questions that are different from a typical sale. Black Diamond has real experience helping families through this — the real estate side of it, alongside the attorneys, title professionals, and executors already handling the legal process.
How We Help
The real-estate side of an estate sale
Every estate or probate situation is a little different, but the real-estate questions tend to look similar. Here's what we typically help families work through:
Selling an inherited property
Whether you plan to keep, rent, or sell, we'll give you an honest read on the property and the local market so you can make the right call for your family.
Selling during probate
We work alongside the executor or administrator and their attorney, timing the real-estate process to fit the requirements of the probate matter.
Preparing the property for market
An honest assessment of what's worth repairing or updating before listing, versus what's better handled through pricing or disclosure.
Pricing and valuation strategy
A realistic, current market valuation — not a guess — so heirs and family members can make informed decisions together.
Estate clean-out considerations
We can point you toward estate-sale and clean-out resources when the property needs to be cleared before it's shown or sold.
Marketing and selling the property
Full representation once the property is ready — pricing, marketing, showings, offers, and closing, handled the same way we would any listing.
Helping heirs who live out of the area
Video walkthroughs, digital paperwork, and clear communication so distance doesn't slow the process down.
Coordinating with other professionals
We work alongside the attorneys, title companies, and other professionals already involved — staying in our lane on the real estate side of the transaction.

Common Questions
Probate & Estate FAQ
Does Black Diamond handle the legal probate process?
No. Black Diamond Real Estate Group provides real estate services — we are not attorneys and don't provide legal advice or handle the legal probate or estate-administration process itself. We work alongside the attorney, executor, or administrator handling that side, focused specifically on the real property.
What if I live out of the area, or out of state?
This is common with estate sales — heirs are often spread across different cities or states. We coordinate remotely where needed: video walkthroughs, digital paperwork, and clear regular updates, so distance doesn't have to slow things down.
Does the property need to be cleaned out and repaired before listing?
Not always — it depends on the property and the market. We'll walk it with you and give an honest read on what's worth doing before listing versus what can be handled through pricing or disclosure instead.
Can you help coordinate with the attorney or title company?
Yes — we regularly coordinate the real-estate portion of a transaction with the attorneys, title companies, and other professionals already involved in an estate or probate matter.
